Plan Review: Commercial Coordination

Generic takeoff services just click lines. Our estimating team reviews the architectural details against the structural and MEP notes. When we find a conflict, we highlight it on the plans and generate an RFI before you bid.

Our Resolution Strategy:

The MEP plans showed new condensing units on the roof and new plumbing chases through the existing post-tensioned slab. The structural plans showed nothing. We identified the missing dunnage steel, the X-ray scanning required for the PT cables, and the core drilling labor, saving the GC from a massive day-one change order.

Subcontractor Bid Leveling

When bid day arrives, you don't have time to read the fine print on twenty different subcontractor proposals. We build MasterFormat-aligned bid leveling matrices. We plug the exclusions, normalize the inclusions, and ensure that the low-bid electrician isn't leaving out the temporary power or the fire alarm integration.

Do you perform constructability reviews before takeoff?
Yes. Before we count a single door or trace a linear foot of pipe, we cross-reference the architectural finishes with the MEP schedules. If the reflected ceiling plan conflicts with the duct routing, we issue an RFI log to you prior to bid submission.
How do you handle phased occupancy and tenant improvements (TI)?
TI projects require estimating off-hours labor, temporary dust partitions (ICRA/hard barriers), and premium time for noisy work. We build these specific logistical constraints into your Division 1 General Conditions and trade labor rates.
Do you assist with Value Engineering (VE)?
Yes. When a commercial project is over budget, we don't just recommend cheaper materials. We provide an alternate takeoff focusing on constructability—such as changing structural steel connections or modifying the HVAC distribution to reduce duct weight.
