We don't just calculate square footage and apply an arbitrary "board feet per square foot" multiplier. Our estimators build the house virtually. We calculate the exact number of top and bottom plates (treating treated lumber separately for bottom plates on concrete). We count the studs based on the layout (16" vs 24" O.C.) and add the king studs, jack studs, and cripples for every opening.

Generic takeoff services just click lines. Our estimating team reviews the architectural details against the structural and MEP notes. When we find a conflict, we highlight it on the plans and generate an RFI before you bid.

Our Resolution Strategy:

The architectural roof plan showed a girder truss, but the structural framing plan below did not show the required 4-ply 2x6 column or the solid blocking in the floor system below to transfer the point load to the foundation. We added the blocking, the column, and the required Simpson hardware.

Engineered Lumber and Sheathing

I-joists, LVLs, and GLULAMs require exact sizing and hanger coordination. We break out the engineered lumber package specifically, as its pricing is entirely separate from dimensional SPF/SYP. We also calculate the exact sheets of ZIP System, OSB, or plywood required for roof, wall, and floor sheathing, factoring in horizontal seam blocking.

How We Catch It

We read the cabinet layouts, bath accessory schedules, and drywall details. We explicitly add the 2x6 flat blocking required behind all upper cabinets, grab bars, and wall-mounted TVs, plus the furring strips needed for specific ceiling drops.

How do you calculate framing waste?
We don't guess. We apply specific waste factors based on board length and assembly type. A complex cut-up roof requires a 15-20% waste factor on rafters, while a straight 2x6 exterior wall might only need 8-10%. We calculate the exact number of 16-foot or 20-foot plates.
Do you include hardware and Simpson Strong-Ties?
Yes. Framing hardware is a massive cost driver. We count every hold-down (HDU), hurricane tie (H2.5A), joist hanger, and structural screw required by the structural framing details.
How do you handle engineered lumber (LVL, LSL, PSL)?
Engineered beams and headers are separated from dimensional lumber. We extract the exact specified sizes (e.g., 3-1/2 x 11-7/8 in. LVL) and price them by the linear foot based on current regional supplier pricing.
Do you quantify temporary bracing and safety rails?
Temporary safety rails (OSHA compliance) and wind-bracing during truss erection are captured in our general framing labor and material allowances to ensure you aren't paying for safety out of pocket.
