A scope check before pricing
Keep lumber pieces, board feet and sheathing sheets in separate columns. Break out engineered members and scheduled connectors; a roof truss count is not a truss design or fabrication quote.

Separate stock pieces from board feet
Ten nominal 2 × 4 pieces at 8 feet represent 10 × 2 × 4 × 8 ÷ 12 = approximately 53.33 board feet using nominal dimensions.

- Keep piece count, length and nominal size alongside the board-foot calculation. Do not use board feet to infer sheathing sheets or engineered member quantities.

Ask for the breakdown your supplier can price, with engineered products tied to the supplied design. Material quantities and installation pricing remain separate outputs in the proposal.

A framing takeoff measures the supplied structural design. It does not size beams or design trusses; missing engineered schedules and connection details are recorded for clarification.

Separate the framing bid from the lumber-yard order
A board-foot total alone cannot tell a supplier which members to deliver. Agree the piece-count, panel and hardware schedules for your framing package.

For labor pricing, identify crew rates, story heights, lifting/access and erection scope. A material buy list does not automatically include installation, truss engineering or shop fabrication.

Frequently asked questions
How do you calculate framing lumber waste and cutoffs?
Measured member lengths and piece counts stay separate from the agreed ordering allowance. Review available stock lengths, roof geometry, repeated cuts and supplier pack sizes before setting waste by material. A fixed percentage is not suitable for every framing package; the workbook records the allowance and its basis.
Do you include structural hardware and Simpson Strong-Tie connectors?
Yes. Framing hardware is a major cost driver in wood construction. We count every hold-down (HDU series), hurricane tie (H2.5A), concealed joist hanger, sill plate anchor bolt, and structural SDS screw specified in the engineering details.
How do you handle engineered wood products (LVL, LSL, PSL, I-Joists)?
Engineered members are scheduled separately by the specified type, size, length and drawing reference. A quantity-only takeoff leaves pricing to your team. For a priced estimate, identify the supplier quote or other agreed rate source. Member selection, connection design and supplier engineering remain separate from measurement.
Do you quantify subfloor adhesives, fasteners, and sheathing clips?
These accessories can be itemized when included in the agreed scope. Use the specified fastening schedule, connector requirements and product coverage to establish quantities. Record unspecified items for clarification and keep supplier-quoted assemblies separate so accessories are not counted twice.
What is your turnaround for a residential or multi-family lumber takeoff?
Delivery depends on the drawing set, requested trade scope, pricing requirements and bid deadline. The delivery date, scope and revision coverage are confirmed in the written quote after document review.
