We don't use 6-month-old national averages. We pull real-time commodity data for lumber, copper, and steel, then apply localized RSMeans indexing. We also flag items with high lead-times (e.g., switchgear) so you can include escalation clauses.

What is your 'Forensic' takeoff process?

A standard takeoff just counts items. A forensic takeoff cross-references disciplines. We check the mechanical schedules against the electrical one-line diagrams and the architectural details against the structural plans to catch clashing or missing scope.

Can you validate GMP (Guaranteed Maximum Price) bids?

Yes. We act as a third-party validator for GCs and Developers. We perform a 'shadow estimate' to ensure the subcontractor bids are leveled correctly and that the project contingency is statistically sound.
