Generic takeoff services just click lines. Our estimating team reviews the architectural details against the structural and MEP notes. When we find a conflict, we highlight it on the plans and generate an RFI before you bid.

Our Resolution Strategy:

The architectural plans showed a massive open-concept kitchen, but the second-floor load-bearing wall landed dead center over the island. The structural plans missed the required beam. We flagged the issue and added the cost for a dropped steel W-beam and the required foundation footings before the contract was signed.

Multi-Family Repetition vs. Custom

For multi-family (apartments/condos), we leverage assembly repetition to ensure hyper-accurate unit pricing. We build out Unit A, Unit B, etc., and then calculate the building multiplier, ensuring we capture the party-wall fire separation (shaftliner) and the complex MEP routing between floors.

Custom home owners constantly change finishes. We establish rigorous allowance baselines (e.g., $15/SF for tile, $50k for appliance packages) in the initial estimate. This gives the GC a mathematical foundation to write change orders when the owner upgrades.
Do you track lumber and material volatility?
Yes. Framing lumber is highly volatile. Our takeoffs isolate dimensional lumber, engineered beams (LVL/Glulam), and sheathing into precise quantities so you can easily re-price the exact board count on the day you buy the package.
Do you catch architect-driven custom changes?
Custom residential architects often draw details that clash with standard framing practices. We flag unvented roof assemblies, unsupported point loads from custom window walls, and complex roof intersections that require specialized truss engineering.
