Catching the Scope Gaps Before Bid Day
A lot of estimating firms use software to just trace pipes on a floor plan and apply a generic waste multiplier. That's how plumbing contractors lose their shirts. At F&K Estimatings, our plumbing takeoffs are built by former field mechanics and project managers who understand constructability.
When we review a riser diagram, we're looking for constructability. Are the floor drains properly trapped and vented? Is there sufficient chase space for a 4-inch sanitary stack alongside the domestic water lines? If the drawings show a wall-hung carrier, did the architect detail a wall thick enough to conceal it? If we spot a conflict, we generate an RFI for you to send to the GC.
Missed: Underground Trenching & Bedding Volume
Many plumbing contractors assume the GC or site-work contractor is covering the interior trenching and backfill for underslab plumbing. When the contract gets signed, the plumber gets hit with the bill for the mini-excavator and bedding material.
We independently calculate the trench volume based on the invert elevations of your underground DWV lines, factoring in the soil swell rate, pea gravel bedding, and backfill. We separate this from the GC's site-work scope to ensure it's clearly defined in your inclusions/exclusions.
Domestic Water: Routing & Sizing Verification
We measure every hot and cold water branch, riser, and main. More importantly, we verify the pipe sizing. If we see a 3/4-inch branch feeding six flush-valve water closets, we know the Fixture Units (WSFU) exceed the pipe capacity, and we flag the drawing error. We also isolate domestic hot water return (DHWR) lines, ensuring insulation quantities and balancing valves are accurately captured.
Fixture Assemblies and Trim
Plumbing fixtures are rarely just a toilet or a sink. A commercial lavatory requires the basin, the carrier, the mixing valve, the P-trap, the angle stops, the supply lines, and the escutcheons. We build out complete fixture assemblies in our estimating software, ensuring that when you bid a lavatory, the cost of the entire trim package is fully burdened in the line item.
