Flooring isn't just dropping carpet tiles. We calculate the moisture mitigation epoxy required over green concrete. For large format tile, we factor in the decoupling membrane (Schluter Ditra) and the increased thinset requirements. For acoustical ceilings, we check the MEP plans to ensure we have enough ceiling grid perimeter trim around diffusers and troffer lights.
Plan Review: Interior Finishes
Generic takeoff services just click lines. Our estimating team reviews the architectural details against the structural and MEP notes. When we find a conflict, we highlight it on the plans and generate an RFI before you bid.
The flooring plan showed LVT over an existing concrete slab in a renovation project. We know older slabs have high FF/FL variances. We drafted an RFI and added a baseline allowance for self-leveling underlayment (SLU), ensuring the flooring contractor wouldn't be forced to eat the prep costs to make the LVT warranty valid.
Missed: Wall Blocking & Corian Countertop Supports
Millwork installers often arrive to find no structural backing in the walls for heavy cabinets. If it wasn't specified in the bid, the GC will back-charge the millwork sub or force them to open the drywall and install it themselves.
We analyze the casework shop drawings and architectural details. We ensure that heavy upper cabinets and solid surface countertops are estimated with the required concealed steel brackets and that the blocking is explicitly assigned to either the framing or millwork scope.

Finish Schedule Audit
We reconcile the room finish schedule against the floor, wall, and ceiling plans. Missing finishes, differing materials, and transition types are flagged before bid.
Ceiling Grid Component Count
We quantify the main runners, cross tees, wall angles, hanger wire, and seismic tie wires required to suspend the grid. Light fixture and diffuser drop-ins are deducted.
Floor Prep & Leveling
