MEP Estimating Guide: Mechanical, Electrical, and Plumbing Cost Engineering

MEP estimating is widely considered the most complex discipline in construction cost engineering. Unlike Division 03 concrete or Division 05 metals, MEP involves multiple interdependent systems that must be coordinated not just with each other, but with the architectural and structural shell.
Why MEP Estimating Is Different
MEP systems represent 25-40% of a commercial project’s total cost. The complexity comes from:
- Inter-system dependencies — ductwork must route around structural beams, conduit must feed mechanical equipment
- Multiple code layers — IMC, NEC, UPC, ASHRAE 90.1, Title 24
- Vendor-specific equipment — chillers, AHUs, switchgear, generators require current quotes
Mechanical Estimating (HVAC)
HVAC takeoffs require quantifying:
- Ductwork — linear footage by gauge (24-ga to 16-ga) and shape (round, rectangular)
- Equipment — air handlers, rooftop units, chillers, boilers, VAV boxes
- Piping — chilled water, hot water, refrigerant lines by diameter and insulation type
- Diffusers and grilles — count by CFM rating and type
Electrical Estimating
Electrical takeoffs include:
- Branch wiring — linear footage of conduit by trade size, wire by AWG
- Power distribution — switchgear, panelboards, transformers, motor control centers
- Lighting — fixture counts by type (LED troffer, high-bay, emergency)
- Low-voltage — fire alarm, data, security, access control
Plumbing Estimating
Plumbing quantification covers:
- Domestic water — copper or PEX by diameter, valves, fixtures
- Drainage and vent — PVC or cast iron by diameter, slope calculations
- Natural gas — black iron piping, regulators, meters
- Medical gas — Type K or L copper, zone valves, alarms
